Deposit Guarantee Service
To obtain a home in the private rented sector, a rent deposit is normally required. If you have problems raising the money for a deposit, our Rent Deposit Guarantee Scheme may be able to help you.
How does it work?
If you can’t afford a deposit upfront, Seascape will act as guarantor for the deposit. You will have to enter into an agreement with Seascape to pay the deposit amount in installments over a twelve month period. Please do not move into the property before you apply to the scheme as we will not be able to help you.
If the landlord requires rent in advance, unfortunately we are unable to assist with this.
Who can apply?
Applicants must meet ALL of the following conditions:
- Be 16 years of age or over
- Be on a low income and/or Benefits
- Be unable to afford the total amount for a cash deposit
- Be homeless, likely to become homeless or in housing need
How do I apply?
Council or Housing association tenants must contact their Housing Officer and ask for a referral to Seascape.

At the interview we will discuss your housing requirements. You will be asked to provide bank statements, and other evidence of income and benefits to assess affordability.
We will also help you to apply for benefits and assure they are sent to the relevant housing or benefits departments. If you sign a mandate, we are then able to speak to benefits officers to sort out problems. We can also refer you to other help that Seascape offers, such as help with furnishings through our Pass it On Project, or getting engaged with your community.
